This unique 248± acre property has other potential uses, too. The land is being divided into approximately 20 small tracts and building lots. An added feature for future lot owners is the convenience of the 1880’s horse facility and saloon for their horse boarding and social activities. Cruise Main Street on your horse and than hitch up to and hit the Saloon. (No liquor license at this time).
Over $200,000 has been spent on the subdivision, including engineering, drilled wells, roughed-in roads, test pits dug, and laying out drainage. Riding trails have been incorporated throughout the subdivision.
If the final subdivision plot is approved by the time of the Auction, the lots and tracts will be offered individually. If the subdivision is not approved, then the land, including the old town buildings, will be offered in the entirety.
The 1880’s Ranch, a re-creation of a little, early western town, with overnight accommodations and modern conveniences, provides the perfect setting as a guest ranch or a bed and breakfast. The buildings are furnished and ready to open for business.
Click here now to see 12 pages from the original 1880’s website when it was being advertised and open for business. Individual pages are accessed by clicking on the bar at the top of each page.
Detailed information about the 1880’s Dude Ranch property will be posted to this page over the next several months.
A subdivision plan has been filed for additional lots. If the plan is approved individual lots will be offered at the Auction. If the plan is not approved than the property will be offered in the entirety.

First time Auction attendees
The open public auction method is where the parties who are interested in bidding on the property gather as an audience and bid in an open public forum. You will be asked to register at the time of the Auction. Before the bidding begins the Auctioneer will review the terms of the Auction and explain how the bidding will occur. Most people bid by raising their hand. The Auctioneer calls out the numbers in a clear understandable cadence. The intention is to make you feel comfortable with the process before you enter the bidding. You need not be represented by a Real Estate Broker to bid and buy at Auctions.
We suggest that you contact a mortgage company or bank prior to coming to the Auction for the purpose of determining how much of a mortgage you will qualify for. If you are the winning bidder and cannot obtain a mortgage, or for some other reason are unable to complete settlement the total amount that you deposit will be forfeited.
The property is being sold subject to good and marketable title and free and clear of all liens and encumbrances in accordance with the Agreement of Sale. Please review the Clear of Liens and Encumbrances Clause of the Sale Agreement.
